After searching for a year for my new home, we found a gem in hackney downs. Parhaus is a stunning development. Moving there came with its challenges, but all works needed were fixed to a high level. The views over hackney downs are stunning. My home is the perfect peaceful place . Great cafes on site, beauty, spa, swimming pool and concierge on site

I have just vacated Parkhaus after living there for 18 months. The first few months were difficult, I felt the managing agents were poor and Citidwell who managed my flat, were slow. There were also plenty of teething problems in the flat so I was very frustrated. However, over the last 9 months or so new managing agents have taken over and seem to be on the ball. The flat’s teething problems were solved and some good commercial tenants like the corner cafe or the hairdressers have added to the development. Giving 4 stars as the first few months were chaotic but the last few months were good so well done on getting them solved..

We started renting a one-bed flat in Parkhaus with my partner in July 2023 and have really enjoyed living here even with its challenges. As one of the first residents in this new build, we did face initial issues, like occasional interruptions to water and some snagging problems. However, these issues have become increasingly rare and quicker to resolve over time.As a result of coming in early we’ve seen the development grow and thrive. The development offers a fantastic sense of community, and we love having a park right on our doorstep.This autumn, we decided to take the next step and purchased a flat. We feel really happy with our choice! As for us the area has everything we could ask for: a wonderful community, swimming pool, yoga classes, gyms, cafes, local restaurants, and even beauty salons nearby.It’s a vibrant and welcoming place, and we’re excited to see it continue to flourish. Here’s to many happy years ahead in Parkhaus!

I planned working from my friends place at parkhaus, but constant works in the building made it nearly impossible, then internet stopped working, apparently because a contractor drilled a hole and snapped a cable. It took days to get resolved. Looking back, the building looks nice but my friend’s flat finishes and building maintenance felt poor

If you ever think of living there, avoid at ALL costs. The building looks good from the outside but it is a total disaster. I visited my friend over the weekend and he had no water.. he told me it was the 6th time it happened over his tenancy.. among the many issues he experienced. Landlord wants to increase the rent while he’s completely ignoring all the complaints. It’s a rip-off!!

The freeholder has installed a turnstile system with facial recognition technology to the resident swimming pool. They have also brought in a system requiring guest passes which they admitted was partly brought in as a revenue generation initiative. All of this was installed without resident consultation. I have shared my concerns around this facial recognition technology with the freeholder and management agency:- how it is a disproportionate solution to a problem that has never existed- how there are significant risks in how our biometric data will be held- and how I would never consent to this being the single option for gaining access to a pool that I pay for through my service chargeHowever, these concerns have been ignored and residents have been told that they do not care about our concerns. They are covered legally and that is all they care about. Again, resident concerns do not seem to matter to the freeholder. Again, they do not consult residents before significant changes to services. It is exceptionally disappointing and I sincerely hope they change their tune and start respecting residents.

Parkhaus now offers wellness mornings every Friday which is great for local residents. So great for people living alone to have a community on site! The space is so spacious and they have great local businesses on site which makes it an enjoyable morning out. Looking forward to more outdoor activities to come in the space

I just went on the Parkhaus website and read the latest reviews. I rented a flat there last year and was looking to rent again later this year. I lived there and loved it. I’m sure there has been problems , but really some of the comments …..The person complaining about it being on a railway line, didn’t you notice it before you moved in !!Although the apartment is next to the railway, the sound insulation is actually very good because of the high-quality door and window system. I did not hear a lot of noise. Right outside the apartment is a beautiful and quiet park. You can usually see many residents jogging or walking with strollers. When I lived there, I met different tenants or owners. During the meeting and chatting, I learned that they all liked this apartment very much. When I lived there, I often met different residents who opened the door for me when I had a lot of things on my hands. They were enthusiastic and helpful. I am highly qualified and enjoy the neighborhood atmosphere. In addition, because I often take taxis, Uber drivers will also tell me that this area is extremely safe and is a good residential choice. I personally really like the natural wood flooring materials and the wood-veneer doors with great texture in this apartment. There is no perfect solution in the world, but we can always choose the one that suits us best!

No stars. As mentioned in other reviews- there are endless snagging issues that over a year later haven’t been addressed. Most notably the flooring of flats, without sealant the floors in flats are destroyed and despite countless emails no response or issues reconciled. Notably cracked surface tops that were on order to be replaced months and months ago to no avail. The outside windows haven’t been cleaned since first tenants moved in Jan 2023. Incorrect service charge bills sent and when I have complained I have now gone weeks and weeks with no reply. Nobody replies to emails about the ongoing issues, staff members constantly leaving so when you get somewhere you then have to start again. Broken doors mean people come into the building and steal. Unsafe!

*ANYONE writing a VERY POSITIVE review of Parkhaus hasn’t lived here.NOVEMBER UPDATE: After over 20 months the exterior windows are finally being cleaned. However the maintenance of Parkhaus remains sub standard. The D1 Lobby is again shamefully in need of repainting. The Lifts are filthy. This development continues to be rather depressing. PARKHAUS continues to fail to deliver on its promises.Even existing Rental Tenants are being driven out by ludicrous above market Rent Increases.OCTOBER UPDATE: 20 months since we entered this property and the exterior windows still HAVE NOT been cleaned of the initial construction debris and dust as promised last Summer.”UNION” clearly ran out of money half way thru this project, cut corners and rushed to finish the project with “cowboys”… who damaged and poorly finished the units… Yet they still Sold and Rented these properties at Premium Rates, resulting in a lot of unhappy residents here.To make matters worse, Union & Citidwell fail to respond or resolve any issues regardless of their legal responsibilities.To list a few issues that have upset residents since 2023 -Numerous unscheduled water outages for days on end, with the management only supplying bottled water to residents.Multiple unscheduled hot water & heating outages, 3 times in March and again in November.Leaks are still not resolved as the building was incorrectly plumbed, construction crews are currently digging up the property.There is loud drilling and construction work now every morning including the weekends.Incompetent waste management last summer resulted in weeks of terrible stench and clouds of flies, mice and rats in the building as the management failed to manage the communal waste bins efficiently.The lobby of one building is still grossly stained and damaged after it was ill-advisedly used to remove overflowing waste from the Lower Ground Floor. Unfinished raw concrete has never been tiled and is now grossly stained and cracked.Most residential units have damaged wood flooring prior to occupancy that is either unsightly, unfinished, easily stained or requiring complete refinishing at the owners cost.Many residential units have damaged marble countertops and tiling prior to occupancy that is unsightly and would require replacement.Exterior windows dirty from initial building construction debris have never been cleaned as promised.Heavy kitchen cupboard doors fall off spontaneously, having being incorrectly installed. This is very common and very dangerous.Window mechanisms broken prior to occupancy cannot be fixed. Some residents have never been able to open their windows.Balcony railings are rusted and unsightly.Bathrooms have no ventilation as the fans, like many things here, were incorrectly installed resulting in condensation, rusting mirrors and mould.24/7 Concierge was reduced to only 0800h – 2300h weekdays resulting in reduced service and security and packages being stolen at the weekend.Numerous issues with intercoms not working, having being wired incorrectly, Entrance doors not opening or closing securely at night.Numerous issues with Alarms being tripped freezing Lifts and Entrance doors preventing entry or exit.The all year round outdoor heated Rooftop Pool closed for the Winter and is still closed after Easter and unmaintained resulting in an unusable green sewage tank.Union and Citidwell have continuously failed to address or resolve residents issues.Avoid Union Developments & Citidwell Ltd.Updates. The previously stained and damaged Lobby has finally been painted, after many months, which is a great improvement, but it appears to only have been done prior to Selling / Renting Season.The Pool has finally been cleaned but is still closed to residents in May.The Pool is finally open, but now the Owners are planning to impose draconian restrictions for it’s use, and to charge visiting guests as much as £15 per day.

“The Pool” is closed again, Fire Alarms are going off and it sounds like a Construction Site… PARKHAUS continues to be very poorly managed and fails to live up to it’s promises…*Update. ANOTHER 24h without water, hot water, heating as they fix another leak… and no, tenants aren’t compensated… all we get is bottled water…We rent a flat here.Anyone writing a flattering review has not.Quite nice modern design. Looks luxury but isn’t. Next to a train track. Poorly executed. Poorly finished. Poorly managed. Not worth the money they are asking. Nothing but troubles from day one. Doors falling off. Mirrors falling off. Alarms going off. No water. No hot water. Dirty windows. Endless construction. Awful communication. The Landlord Citidwell do not reply to emails. Or are rude and patronising. The owners Union Development just gaslight / don’t care.. 24h Concierge hours reduced to only week days. Doesn’t feel safe. The pool closed end of summer and still not open in the spring. If you complain they say then move out? We’re moving out end of contract. Neighbours all very nice though. ;)June Update: The Pool is finally open, but the Management now want to impose ridiculous restrictions, including a Face ID Turnstile to use it and charge £10/day for guests?!… Not worth it.July Updates: This place is unbelievable…As last summer, The Management have again failed to manage the residents waste collections, a Lift is broken, the Lower Ground Floor Waste Room is now overflowing and teeming with flies and stench?!*UPDATE.The first Tenants who have recently understandably moved out are now having terrible trouble getting their deposits returned… (which is every renters nightmare). Citidwell are either typically unresponsive, or are attempting to make deductions for stains and damage to flooring that already existed or is understandable considering the flooring is pretty much “untreated balsa wood” that dents or stains if you look at it.OMG. This place is unbelievable… They are now threatening to charge us for Hot Water… Backdated?! WTH?!OMG! After a weekend where over a dozen residents had their bikes stolen from the so called “Bike Store”! Some Tenants are now getting Rent increase demands from the landlords as high as 13%!? This place is literally criminal…

I don’t know who Oliver Spriggs is in the most recent comment, but he isn’t a resident and commercial tenants don’t have access to the residents pool…that still isn’t actually open to residents. There are endless snagging issues that over a year later haven’t been addressed. The outside windows haven’t been cleaned since first tenants moved in Jan 2023, and nobody replies to emails about the ongoing issues. They’re also deleting any negative comments on here.

Parkhaus is a stunning development, the outdoor heated pool as well as the specification of the apartments are second to none in the area. There are lots of new retailers and services being offered within the development now which makes life very convenient as well as Parkhaus’s location, it’s a great launch spot for everything that Dalston, London Fields and Hackney has to offer. Couldn’t recommend highly enough.

Update June 2024: Finally moved out of Parkhaus. NONE of our raised issues were resolved over the 12 months, including having no hob for 11 months nor functioning window safety latches for the full 12 months. The list is far longer, cupboards falling off, door handles falling off, hot water taps breaking etc etc. Union Developments (developer & landlord) made zero effort to fix anything or even engage with lawyer communication, yet continue to be rude to all residents and spend their time threatening over Google reviews. Avoid Parkhaus, Union Developments and Citidwell like the plague.Very unhappy resident. Months and months of unresolved issues. Have had to pay for lawyers to get involved and still no issues resolved. They are busier deleting the reviews of other unhappy residents than actually fixing the problems that are their legal obligation…

Avoid like the plague.Second time in one month the water has been cut off. No explanation, no warning, nothing. Last time it lasted 3 days, now, who knows.On top of that Citidwell is the most incompetent lettings agency. They do not pick up the phone, they do not respond to email.Worth noting, warm water does not always work, showers don’t work, etc. For a new building, they surely proved how rotten the construction industry is in the UK.

Has a great bike room but unfortunately it’s at the bottom of a very meandering staircase.There is a bike channel/gutter however it’s very poorly thought-out—far too many bends and abrupt changes of angle to smoothly run a bike up or down without frustration and/or damage.A minor thing, but indicative of the care and attention that has gone into the rest of the development.

The developers should hang their heads in shame, but of course they won’t, because they’re shameless. Compare this development with the Otto building on the other corner of the park and it’s night and day. Parkhaus looks impressive from afar but the closer you get the poorer and poorer the finishes, junctions, materials, design decisions, defects and overall execution. Not to mention so many finishes are already degrading due to weathering (rust, staining etc) and damage, and the development is only a year old! It’s depressing to imagine what this site will look like in 5 let alone 30 years.I feel for the occupants and their multitude of issues (just read the other reviews), and as a local resident I had high expectations for this development. However the whole thing looks like a smokescreen designed to con honest people out of cash.If I was an owner-occupier I’d organise and lawyer up.

I live here. Extremely disappointed at how shambolic the services are managed. The bins have been left piled up for weeks. The postboxes are still to be assigned. There is no pool or cinema available as promised at sale. However, it’s the communication with the property management and facilities management agencies that is so insidious. They do not resolve anything but deflect and delay at every opportunity. The developer has a history of this. Be warned.

I recently moved into one of the commercial units at Parkhaus which has been a really smooth and easy experience. I needed additional amenities installed (sink & water), and this was done for me quickly and without a fuss! A great location for my studio and I’m very excited to get to know my neighbours. Would definitely recommend for other small businesses looking for a community feel.

I bought a flat in Parkhaus. Conceptually it’s great but there have been constant issues, both major and minor and an inability to contact anyone involved in the development (Union Developments, Citidwell and EightAM), let alone to deal with any of the issues. It’s not an exaggeration to say that they are dishonest at every level – they will say/do anything to get you to buy and then disappear or attempt to shift responsibility once you get in. This is incredibly frustratingThe issues range from minor (complete lack of attention to detail in the finishing, residents still have no letterboxes after 6 months) to major (including no cinema room as advertised, estate agent lied about washing machine being included, lifts/water/power going out regularly, bins not being collected for weeks on end, independent report recommending entire flooring in all apartments not fitted correctly and will have to be replaced).It has been incredibly frustrating and depressing to be in this situation – all of the residents are experiencing these issues and some are worse than ours. In theory this should be a great development and could still get there, but I could not recommend anyone purchase as is unless things seriously improve.

I bought an apartment off plan at Parkhaus. The location is amazing, and the apartment design and concept are great – however, there are significant issues with both the operations of the site and the absence of credible communication with the developer to resolve snags and defects.As a warning to prospective buyers, there were significant deviations from the original designs/spec to what was actually installed. What is shown in online mock-up images may have been short-cutted, removed, or a cheaper solution installed in its place. E.g, flooring on balconies is not wood, but a cheap composite tile; white goods (fridges etc.) may be cheaper alternative to ‘best in class’ as advertised. Make sure to vigilantly inspect the spec shared with you and challenge the contract where needed before purchase. The developer was needlessly aggressive and obstinate during my purchase – don’t let them bully you.The operations of the site has been extremely poor from the outset. Project completion was delayed by 6 months, so further cuts can be seen in how services are provisioned for residents. The concierge hours have been cut. As yet, there is no cinema room or rooftop pool (although pool promised to be opened this summer – no evidence of this so far). The basic services such as bin storage/collection, access to private and shared areas, and bike storage have all been a shambles and still do not work properly. Security on site is not working, and cases where local children have trespassed and gained access to private apartment buildings have not resulted in any mitigating action. All operational communications are very poorly communicated through passive aggressive notices via the developer/agency’s own platform.I have raised significant issues and snags regarding my properly only for them to be ignored or contested. The snagging team are under-resourced and being directed to short cut solutions which in many cases have caused further damage. I have called out concerns with flooring (not correctly installed and showing significant damage already), marble defects in kitchen and bathroom, and many other concerns – the response is always to delay or deflect. Not the developer’s issue, nor the property management agency, nor the facilities agency… It’s so disappointing.I would love to rate my home development as 5 stars, and it really wouldn’t take much to do so. If the developer starts to truly engage and resolve the above issues, I will gladly update this review.

I’m another home owner at Parkhaus and want to share my views for prospective buyers.Pros- The design of our flat is great and I love the vision. Very spacious and lots of nice modern features- All the other residents I’ve met are lovely and there’s a great community feel- Shout out to Gift at concierge who is amazingCons- The flat was handed over in a poor state and there are lots of issues including untreated flooring, dodgy tiling, chips to cabinets and worktops, fixtures not fitted correctly- The poor quality and general untidiness of finishing is reflected across the development from stairwells through to lifts and the outdoor area- The single most frustrating issue is the lack of engagement from the developer or their managing agent Citidwell. Both are nigh uncontactable and there is no view as to when or if any of our snagging issues will be resolved. There have also been multiple instances across the development of their snagging team either failing to rectify the issue or outright making it worseI sincerely hope the developers take action as Parkhaus is a potentially wonderful development but is currently falling way below the mark, and in areas that are easily addressable were they to engage with them properly.

Warning to anyone buying a flat before it is finished here, Union Developments will promise a lot of things and never deliver. I have a flat in Parkhaus and they handed over flats with terrible quality and months later have still not fixed issues. Flooring is a mess, marble all chipped, fixtures not working, and no communication to address issues, even when professional snagging reports carried out.

Bought a flat here and have been having issues with it ever since. The flat was handed over with lots of problems (marks on the floor, windows that don’t open, showers in bad condition, chips everywhere). It’s been four months and none of these issues have been addressed. Citidwell and the developers have been unresponsive. There have been other issues as well, like the lifts not working multiple times during three months of living here. I would be happy to remove the review once the issues are fixed.
