Eight AM managed our estate for a number of years.I cannot emphasise this more: DO NOT TRUST THIS COMPANY. Do not enter into any agreement with them under any circumstances.Eight AM refused to produce receipts or detailed invoices for years, leaving all leaseholders such as myself potentially overcharged. When fees like this were queried, they refused to answer.Years later, the outrageous fees are yet to be explained and Eight AM remain hostile to any leaseholder that attempts to hold them to account.Do not enter into any commercial agreement with this company. They are slow, suspect and, most importantly, not to be trusted.

The worst property management firm I have ever dealt with (and I’ve dealt with a few over the years).I am a leaseholder in a building they manage. Eight hiked the service charges way over on what the last agent charged but actually haven’t let me pay them. No, instead of responding to my emails to arrange the payment, they gave my details to a debt collection agency which has invented hundreds of pounds worth of extra charges.Speaking to the Leasehold Advisory Service, one of the agents said that this may be because they are trying to get forfeiture on the flat.Anyway, I’ve had to open a claim with the Property Ombudsman, case ref 113493\TPO. I’m not sure if this is intentional malice or they are just astoundingly incompetent but, either way, it’s a complete nightmare dealing with them and I wish I had never bought this flat all those years ago. The stress and anxiety is immense.

I am deeply disappointed with the recent decision to dismiss the concierge team without prior notice to either the residents or the staff. The concierge team has been an essential part of the building, especially considering the unresolved maintenance issues we’ve been facing for months.The lift has been out of service for over six months, there’s persistent flooding on the ground floor, and the intercom is still broken, making it nearly impossible to receive deliveries as drivers have no way to contact us. These ongoing problems have significantly impacted the quality of life for residents, and it’s frustrating to see the situation worsen with the removal of the concierge service.When I moved into this property, I did not expect to experience such poor building management. I strongly urge the management team to reconsider this decision and reinstate the concierge service while addressing these persistent issues.

I am deeply disappointed with the ongoing poor communication regarding matters affecting leaseholders and residents. It’s been over a year without receiving a utility bill, which is simply unacceptable. When it comes to addressing building issues such as lift and intercom maintenance, the delays have been frustratingly long, and there’s been a significant lack of updates throughout the process. The continued lack of responsiveness and transparency leaves much to be desired.

Really poor experience with this company, very passive aggressive in their approach and behave as if they stand above legislation.Another, established, managing agent were voted by homeowners to remain at my block. This deciding vote was actually called by Eight AM. Since then, we have chased Craig Stevens of Eight Asset Management to handover documentation, codes, and funds to our managing agents many times.Lots of stalling techniques and excuses. The experiences of blocks nearby has been poor in terms of service and also transparency.If you are reading this review with an intention to decide to hire Eight AM – I would not touch them with a barge pole.

Absolutely appalling service, with no accountability of where out estates money is being sent. £10k for window cleaners who have turned up once and chucked a bucket over a few windows. No lights for around 18 months. Even despite the appalling service (never had a phone call answered) when you do try and pay they give you wrong payment details which change every few months and nowhere to access your invoices. My advice – apply for right to manage and be done with these cowboys

Dishonest, unprofessional, mismanagement of financials, helped themselves to funds from leaseholders service charge accounts without permission 3 times – refusal to return the funds.Led by untrustworthy, unprofessional owners/management.2 Nov – 8AM stopped managing the development on the 1st of October. They refused to handover all the funds to the new Managing Agent. We discovered that they helped themselves (theft again?) to a further £2070 on the 15th of Oct from our Service Charge Accounts without notifying us. When questions, 8AM claimed it was for handover.There are no handover fees in our management contract nor was this ‘fee’ ever discussed with the Directors, nor an invoice provided prior to 8AM helping themselves to Leaseholders funds.8AM have taken funds from Service Charge accounts without permission a total of 3 times now.The £6668 they previously helped themselves to from Leaseholders account has not been returned. Criminal behaviour from an unprofessional organisation.We await a response from Craig S and Verka H.20 Oct – 8AM have not managed the development since 1 Oct. Verka H as the “COO” of 8AM has still not transferred any of our funds to the new Managing Agent (purposely?) depriving the development to run/be managed. 8AM have also removed all access to the bank accounts holding Leaseholders funds.Given the history whereby 8AM took leaseholders funds to a pay random twice and have still not returned the funds (see below) and the repeated late payment charges (see below) we incurred due to 8AMs incompetence, this behaviour only highlights how unprofessional and corrupt 8AM are.Still no sightings of the 2023 and 2024 Accounts either.4 Oct – 8AM’s management (Craig) refuses to return the funds (£6668.67) taken out of our account without permission because of the use of the word ‘stolen’. This is despite repeated lies the funds will be returned on handover.How would he like to label what happened to our funds? To clarify, funds worth £6668.67 taken out of Leaseholders service charge account without permission and paid to a company we did not agree to enter into a contract with. Perhaps refer to the Theft Act?Incredibly unprofessional behaviour from the top.14 August – Eight Asset Management tried to shut down an online review. All points below can be evidenced for anyone who requests for it.————————————————————————-Craig S (CEO), Verka H (COO), Amanda L (left), Rob C (left) and Sarah W (left) – parties to the unauthorised withdrawal of funds from Leaseholders’ account and the ongoing refusal to return the funds taken without permission.Eight Asset Management (8AM) took without consent/without notifying Leaseholders approx £18+k from leaseholders’ account and paid a random company (Utility Mix) we do not have a contract with.I discovered the missing £12k. Took 8AM over a month to explain who the funds were paid to. They claimed it was for services that we did not agree to. I managed to recover £12k from that rogue company myself with no assistance from Eight Asset Management – not my responsibility as a Leaseholder nor did we agree to pay this rogue company.The Directors of the RTM were never told about this rogue company Eight Asset Management paid from our account, nor did the Directors agree to enter into a contract with this company.During the time I was questioning the missing £12k a further £6.6k went missing to the same company. We have been chasing for these funds to be returned to the Leaseholders’ account. 8AM are now in a legal dispute with this company and are waiting for their insurance claim to pay out before paying us back.8AM have on many occasions paid contractors and suppliers late putting the Development at risk. We have incurred a high amount of late payment fees due to 8AM’s incompetence and failure to pay invoices on time.2022 Accounts were significantly late as 8AM had not still completed handover 17 months after 8AM took over.

I am extremely dissatisfied with the management of our complex by Eight Asset Management. The cleanliness is appalling, with trash often left uncollected and common areas not properly maintained. The lifts have been out of order for months, causing significant inconvenience to residents, especially those with mobility issues. Additionally, the hot water supply is unreliable, often going off and on without notice. From a security standpoint, they have failed to complete the installation of essential security doors, leaving residents feeling unsafe. Their management and maintenance services are far below acceptable standards, and urgent improvements are needed.

I am an independent tradesman and was contacted by Eight asset management to carry out repairs in a property block they are managing. This was in October 2023. And they have still not paid my invoices despite promises every other day Just a warning for any contractors who engage in any repairs for them the chances of getting paid for your work is very unlikely.

Terrible company, lack of responses, lack of contact – urgent issues are not dealt with at all – including water pouring through ceiling which we had to deal with! Maintenance not dealt with and site inspections not done. Waiting for basic information since 22 May and no contact from emails – reasonable time allowed before chasing but no response. Extortionate charges for zero management! Do not touch!I hope negative reviews are followed up as clearly the positive ones get a reaction but it’s the negatives that need attention!

Shockingly bad company, I would give 0 stars if it was allowed. I don’t know how they can call themselves a managing agent, they pay bills to service providers that don’t even provide services to our development. It’s 2024 and we are still waiting for 2022 and 2023 service charge accounts and in the meantime they just make up numbers to charge the residents and now have decided to resign from managing our block leaving us in a terrible way. Been trying for around 3 weeks to get a legal document for my property so I can sell. I’ve tried 2 emails and a phone number. Was told I’d get a call back the next day from Sarah Williams, I’ve heard nothing. Tried emailing her, again nothing.Eight AM are potentially going to lose me a £115,000 sale due to this document that they’re refusing me. As an owner of 2 apartments in Belgravia House Peterborough I along with many other owners have been struggling to deal with building defects later to be traced back to trees that had grown up close to the building. Over several years Annette worked tirelessly to get this matter dealt with and recently she was joined by Angela and between them they have brought this matter to a close and new windows and doors have been fitted to the apartments affected. What a breath of fresh air, having lived in various flats over the years managed by various companies Eight Asset have been a model of professionalism, I have received plenty of notice of any upcoming service charges / bills, my estate is kept clean and tidy. I would leave no stars if I could. These people are incredibly inept at their job. They have contravened the terms of our leases and failed to keep money separated as legally obliged to (and instructed to by Directors). We have had nothing but trouble with this company since it took over from our previous agents ‘Belgravia’. They cannot seem to manage the basics of the job and all the while charge for accountants that don’t seem to be able to do the job and refuse to communicate when complaints are made. Incredibly blase attitude to customer service and just completely awful. Avoid, avoid, avoid.

We are having the worst experience with eight asset management and we are all in absolute despair. They have literally have not replied for nearly two months to any of ours or other residents emails regarding several serious issues within the building. We have reported a water leak that has damaged our front door and several walls inside our apartment back in March but eight am still hasn’t acted on it. We have been living with mouldy walls for all of this time with a small child. This clearly poses a serious health hazard and the damage to the walls, floors and doorframes is immense. Unfortunately they don’t care in the slightest.

I have recently rented a property from this agency. At the beginning I was really disappointed with the previous management. But in the meantime there was a change and Daniel took over the responsibility. Since then, I have realized major improvements in the performance of the agency toward my case. This is quite possibly the worst company I have ever been forced to work with. They can be summarised as a group of incompetent employees that do not lift a finger or respond to customers in any way. They have been managing our property for over a year now and it’s a miracle they’ve lasted that long. They are not a property management company because they don’t actually do anything. Constant errors with financials, no enforcement of property rules, and the inability to respond to customers. If you’re looking for a property management company, do not contact Eight. They likely won’t answer if you contact them anyways.

Absolute incompetence. Basically scam artists.Since I first posted this, we’ve had an issue with leakage from communal stairs into our porch, and had to contact them multiple times. The person we need to speak to (Lauren) is never available and doesn’t call back. We first spoke to them about issue in early December. They had someone out to review, then later claimed they never got a report from him (!). They have since (after considerable pushing) got another report done, and been told what the problem is, but we can’t get in contact with them to get them to do their job (although clearly they believe their job is actually to collect money for nothing). We have a young child and this is creating a mould issue, not that they care in the slightest. Fairly sure when we finally get a response they will look for more ways to rip us off. Avoid at all costs.

By far the worst managing agent I have come across in my experience as a landlord in London. Need to chase them multiple times to get a response and even then they never manage to get anything done. Other leaseholders in my building had similar experience. Thankfully we are switching to a new managing agent soon.

8AM since taking over the managing of my block of flats have done nothing but push for repairs with with what appears to be inflated prices + their 8% mark up on every item.They get a company to do a report on a asset within the building i.e. boilers, roof, lifts to find all of the items which are wrong and then send an email with worrying remarks to make owners panic. – When challenged which items were statutory to repair by Law – you get no response.8AM have consistently looked for money making opportunities. When the budget was first issued, the flat owners challenged tens of thousands of pounds they had included and although 8AM accepted it wasn’t needed- they kept the money as a “sinking fund” on top of the sinking fund already in the budget.You try to engage to understand what the problems are – Nick Rich one of their directors, is impossible to get hold of and is reluctant to engage. Their response throughout had been to blame the developers of the building with no evidence to prove the issues found were down to them.Example- they have charged flat owners £40K for 3 new boilers 10 months ago, when the block went without hot water for 3 months. Still having issues today- and so far given no evidence that they have actually replaced them. Furthermore they have yet to respond as to why the boilers they are replacing are only £2.5k online.Their performance and my experience with them has only soured everyone they are connected to.

I’ve lived at my flat for 3 years now, and EightAM took over earlier last year. I have never seen so much incompetence from a building management company. Our lifts have not been working for a week now. Our intercom does not work and has been like that for a couple of weeks, and to top it all off the shutter for our private parking has also not worked for past couple of weeks! If I could I would give EightAM a zero rating!

I currently live in a building that eightam have taken over (2 months ago to quote below). Since they have taken over the building, they have closed all facilities that are included in the rent and paid for by residents i.e. the gym, accepting packages, roof terraces and cinema room.With regards to closing all facilities they have not communicated as to why they are closed or reduced the rent of the property to reflect the lack of facilities. I have tried to contact multiple employers from the company including the founders with no response.They have currently made the building a hostile environment and the lack of communication is embarrassing.

8am have provided an extremely professional and reliable service to our development since coming on board with our residential management company. Our grounds are extremely well-maintained and they provide a very quick response to maintenance issues. I’ve been very impressed by the overall governance structure and how they work with the development directors to provide accurate and timely financial statements, estimates of works and administrative support to the freehold. They say it how it is and don’t confound you with jargon.
